Q.How does leasing/renting a condo work with us?
A. For those interested in leasing a condo, you have 3 options:
 
1.Search through the active listings online and fill out a request form below the chosen listing.
2.Fill out a general contact form with the specifics of what you are looking for.
3.Call us at 647-858-7517 and let us know what you are looking for.
 
Once we get your information, a condo leasing specialist will contact you within 24 hours to set up showings. From there you can check out several properties, and find the one that suits your needs the best.
 
 
 
Q. Are there any fees involved?
A. No! Our services are 100% free for tenants. We get compensated directly by the landlord for finding them a tenant. You are only required to pay first and last month’s rent upfront. 
 
 
Q. Are the prices on the website negotiable?
A. Typically speaking the prices are fixed. Sometimes you can get $25 off or so.
 
 
Q. What is the minimal length of the lease agreement?
A. All leases on our website are a 1 year minimum. Sorry, we do not provide short term leasing.
 
 
Q. What do I need to lease a condo?
A. Typically, landlords will require three things:
 
1) References (from previous landlords are the best)
2) A good credit score (630+)
3) Proof of employment or source of income 
 
It’s a good idea to have these 3 ready before going on showings. Some landlords who want to have additional security, ask for bank statements or criminal background checks. 
 
 
Q. What if my credit or employment is not the best?
A. It is best to get a co-signer, with good credentials, on the lease. Also, in an act of good faith, it is not uncommon for tenants to pay 4-5 months up front (instead of the typical first and last month’s rent upfront). This makes the landlord more comfortable with the new tenant.
 
 
Q. Can I rent with pets?
A. Yes you can. However, it may be a little difficult to find a place, since many landlords prefer not to have pets in the condo they are leasing out. Some buildings also have a strict no pet policy. Ask your agent for details.
 
 
Q. Can students rent?
A. Yes they can. However, it may be a little diffuct to find a place since many landlords do not prefer renting to students. Its strongly advised that parents are also on the lease. Ask your agent for details.
 
 
Q. When should I start looking for a new place?
A. Typically 6 weeks before you wish to move. Any earlier, will limit the number of properties which can meet your criteria.
